What leasing options are available?

We offer 12 month leases. 

Do I need a lease guarantor?

We accept guarantor's on condition for income. This is up to the property's discretion. 

Is there an application fee?

No, there is no application fee. 

Do you offer individual leases?

We offer one lease per apartment with every resident over the age of 18 listed and responsible for the lease.

What are your application requirements?

Verifiable income must be 3 times the rent, a $500 holding fee to reserve the apartment and we use a third-party screening process that checks credit, criminal, and rental history. You can find out more about the qualifications we require for approval here

Can I apply online?

Yes, our application can be found here.

How much is the security deposit? Is any of it refundable?

Security deposits are $500 for qualified applicants, and 1 month's rent for applicants approved upon condition. 

Is there a late fee for overdue payments? Is there a grace period?

Rent is due on the 1st of every month, with a grace period until the 3rd. A late fee of $50 is charged on the 30th of the month. 

Are there lease qualifications?

Do I have to pay first & last month's rent?

We do not require last month's rent upon application or move-in. 

When is rent due and how can I pay my rent? What forms of payment are acceptable?

We accept pay with eCheck, debit, or credit cards through our online portal. We also accept checks or money orders. 

Are utilities included?

No. Residents are responsible for water and electric. 

Is renter's insurance required?

Yes. We require a minimum of $100,000 in limited liability coverage. Proof of policy must be provided to the leasing office prior to move in.

Do you have items I can rent?

Yes. You can rent extra storage, priority/reserved parking, and a garage space. 

What happens if I need to move out before my lease expires?

We require written notice to vacate and our lease break agreement is a charge of two month's rent. 

Can the apartment be sublet or listed on Airbnb or VRBO?

No, we do not allow subleasing or listing on short-term rental services like Airbnb or VRBO.

What are the occupancy limits?

We allow a maximum of two residents in one bedroom apartments and a maximum of four residents in two bedroom apartments. 

What are the hours for utilizing outdoor amenities?

​Our rooftop deck is open between the hours of 8 am - 10 pm. Our courtyard is open 24 hours. 

What are the hours for the clubhouse?

Our clubhouse is open between the hours of 5 AM and 10 PM. 

What are the hours for the fitness center?

Our fitness center is open 24/7/ 

When is the leasing office open?

​Monday - Friday 9 AM - 5 PM ; Saturday 10 AM - 4 PM

Do the apartments have air conditioning?

Yes, we offer central air units in all of our apartments.

Do apartments have USB outlets?

​Select apartments offer USB outlets.

Are washers and dryers available? Are they in the apartments?

​All apartments offer washer and dryers.

What appliances are in the ktichen?

Each apartment has a microwave, oven, refrigerator, dishwasher, and garbage disposal. 

Is there a bathtub or just a shower? Are they together or separate?

​Select apartments have a bathtub with a shower and some apartments have stand-up showers with no bathtub.

When were these apartments built? Have there been any renovations?

​2019 with 63 new apartments added in 2021. 

Do you offer valet trash service and/or recycling?

​There are trash and recycling chutes on every floor. 

Do you have free internet/WiFi and cable? (Where is it available? Who is the provider?)

​We offer free wifi only in our business center. Xfinity is the provider.

Do you have cable? Who is the provider? Is there a separate charge?

We use Xfinity. All residents are responsible for their own WiFi.

Do you have package lockers/how do I get my packages?

​We have a package room with key fob access.

How do I reserve community amenities?

​We have a reservation form residents must fill out and they will be charged through the portal.

What security features does this property offer?

​Courtesy patrol in our parking lot after hours. 

Does this community have a pest control service?

​Yes, we offer pest control services if needed.

Are BBQ grills available?

​Yes, we offer 2 grills outside in our courtyard.

Does the community have bicycle racks?

We do not offer bicycle racks, but we have extra storage available for rent. 

What is the smoking policy?

​We are a non-smoking community.

Do you allow pets? What is the pet policy?

At Washington Mill 240, we feel your pets are members of our extended family so we strive to make them feel right at home. Our pet-centric community welcomes cats and dogs. For each dog there is a pet rent of $60 and $35 per cat. We allow no more than two pets and dogs up to 60 pounds. We do have breed restrictions and invite you to contact our leasing office to learn more!

What is the parking situation? What about guest parking?

Each apartment is only allowed 2 vehicles. We offer 1 free spot outside for a 1 bedroom (2nd spot is $60 for an additional leaseholder) and 2 free spots outside in a 2 bedroom. We also offer garage parking and reserved/priority parking to rent for an extra cost monthly. 

What is the policy for snow removal?

The parking lot is split into zones with time frames the morning after a storm. The leasing office will be in contact about moving your vehicles, if needed. 

What decorations or changes to the apartment are prohibited?

We do not allow Ring doorbells.

Are there fees for using the communal spaces?

To reserve our community room it is $50/hour, which you can reserve through your resident portal. 

What is the procedure for moving in/out?

Please reach out to our leasing office for details.

Are there quite hours?

The city of Lawrence has a noise ordinance of 9 PM which we adhere to as a community. 

How do I pay rent online?

You can access online rent pay through your Resident Portal. 

How do I access FLEX rent payments?

Your leasing office can give you instructions on how to access and download the FLEX app. From there, FLEX will aid you in the rest of your set up! 

How do I access my resident portal?

Your leasing office can help you access and download the Resident Portal app on your smartphone. You can also access your resident portal by visiting our <a href="https://www.mill240.com/'>website and clicking the Residents tab, or directly here.

How do I put in a maintenance request?

You can put in a maintenance request right from your Resident Portal, or by contacting your leasing office.

How do I get my packages?

You can access your packages in our package room, located in the leasing office, with your keyless entry fob. 

Can I make spare keys?

Yes, the leasing office will make you a spare key for $50 per extra key. 

Is there alternate storage I can rent?

Yes, we have storage units available for rent.
